Do holiday lets and Airbnb need to be registered?
A genuine holiday let is not an assured tenancy, so it does not need registering. But if a short let is really someone's main home, it may be an assured tenancy and in scope.
The detail
A genuine holiday let cannot be an assured tenancy, so it is outside the register. What counts is the purpose of the let, not the website you advertise on.
Note: The register rules do not mention this by name. This follows from tenancy law, because the register covers landlords of assured and regulated tenancies only. The government could widen it later. A short let that is really someone's only or main home, not a holiday, may be an assured tenancy and need registering.

The duty to register applies to private landlords of assured tenancies and regulated (Rent Act 1977) tenancies in England. Social housing is not included.
