What you get
Every date in one place, with reminders
Add each property once: gas safety check, EICR, EPC and registration dates. Enter your EPC certificate number and we fill in the rating and expiry from the official register. We email you 60 and 14 days before each certificate is due, and before your registration deadline and yearly renewal.
A gap report for each property
See straight away what needs fixing, for example "your EPC is F, below the minimum of E" or "your gas safety check expires before your registration deadline".
A Section 13 rent increase calculator
Enter when the tenancy began and when the rent last went up. It tells you the earliest date the new rent can start and the last day to give your tenant Form 4A, and shows how rents have moved in your council area (official ONS figures). Get the dates wrong and the increase does not take effect.

Good to know
- You still register, and pay the registration fee, on the government's own service. The government says the fee is £65 per property per year, paid each time you register or renew a property. During the rollout the fee will be pro-rated, so registering early does not cost you more.
- We only store your name, email, purchase record and what you enter in the tracker. We never ask for property addresses or anything about your tenants: you give each property a nickname instead.
- When your access ends, we delete your tracker 30 days later.
