Registering rental property in the East Midlands
If your rental property is in the East Midlands, you can register from 15 February 2027 and must be registered by 14 May 2027.
Sources: Private Rented Sector Database Regulations 2026, Schedule 1 (extent of each region) (opens in a new tab); Get ready: 'Register your rental property' service (government Housing Hub) (opens in a new tab). Last checked 20 October 2026.
The East Midlands is region 3 of 9 in the rollout. The date depends on where the property is, not where you live. If you let property in more than one region, each property follows its own region's dates.
Dates could still change. When we last checked, the Private Rented Sector Database Regulations 2026 appear on legislation.gov.uk as a draft approved by both Houses of Parliament but not yet made as a numbered statutory instrument. The separate commencement regulations that bring the registration duty into force were not found. Dates could still change.
Which councils are in the East Midlands?
The regulations define the East Midlands as the areas of these councils (as they were on 15 December 2026):
Derby, Derbyshire, Leicester, Leicestershire, Lincolnshire, North Northamptonshire, Nottingham, Nottinghamshire, Rutland, West Northamptonshire.
Not sure? Check your property's postcode.
What to have ready
The register asks for:
- A GOV.UK One Login account
- Your own details
- Proof you can act for someone else (only if this applies)
- Details of each property
- Tenancy and rent details
- Gas safety record (if the property has gas)
- Electrical Installation Condition Report (EICR)
- Energy Performance Certificate (EPC), rated E or better
- A way to pay the fee
Each item explained in the readiness checklist, plus the legal duties the register does not ask about but councils still enforce.
Key rules
The government says the fee is £65 per property per year, paid each time you register or renew a property. During the rollout the fee will be pro-rated, so registering early does not cost you more.
Note: The regulations do not fix the amount; the database operator sets it, so it can change (for example with inflation). The exact pro-rated amounts have not been published.

Councils can issue a civil penalty of up to £7,000 if you let or advertise a property without the required active entries.

A landlord who is in breach of the duty to register cannot get a possession order, except on ground 7A or ground 14 (anti-social behaviour).
